Wooded-view homes sold for more per square foot on average than any other category. The main reason for this was the sale of 2 new construction homes and 1 recently renovated home.
Marsh-front homes dropped in price per square foot from $309 in Q2 2016 to $229 in Q2 2017. Many of the marsh-front homes which sold were in need of updating. So even though there is strong demand for marsh-front property, buyers are still hesitant to purchase homes which need work. If they do buy renovation projects, they are looking for a price that will reflect the total cost of needed renovations.
