Quarter 2 Highlights

  • A 6th floor Ocean Club Villa closed for $2,150,000 during the 2nd quarter of 2017. In 2016, a 6th floor Ocean Club Villa sold for $1,700,000. Although the villa which sold in 2017 had a few more updates, this was a huge jump in sale price.
  • Beachside villas are beginning to see increases in average price. In 2014 and 2015, average sale prices were below $900k. So far in 2017, the average sale price for Beachside villas is $1.34m.
  • Beach Wood Villas have had little inventory on the market which should have inflationary impacts on sale pricing. There are only two of the 3 bedroom townhomes on the market, although one of the villas was converted into a 2 bedroom. A fully renovated Beach Wood town home with a great view should be able to push pricing up above $350k
  • An original condition pool villa sold for $140,000. Upon taking possession, the new owner immediately re-listed the villa and sold it for $185,000.
